Abstract
This study explores transactions in the seniors housing and long term care industries. The sales statistics were collected from a variety of sources, including press releases from various public companies, leads from industry magazines confirmed by participants in each sale, and a number of state agencies across the country. The level of care examined includes congregate seniors housing, assisted living facilities, and skilled nursing facilities. Regardless of the type of facility and care, transactions are compared using several financial indicators, including price per bed, gross income multiplier, capitalization rate, and price per square foot. An extensive amount of the sales and development activity is bolstered by consolidation efforts to form integrated health networks.
