Zusammenfassung
Spezialimmobilien sind Objekte, die für eine besondere Art der Nutzung konzipiert wurden und während ihres gesamten Lebenszyklus nur für diese eine Aktivität, die mithilfe der Immobilie ausgeführt wird, zur Verfügung stehen (vgl. Finch und Casavant 1996, S. 195 ff.). Die Immobilien sind in Bezug auf Architektur, Lage, Raumaufteilung, verwendete Materialien, Oberflächengestaltung des Grund und Bodens oder bspw. die fest verbundenen Betriebseinrichtungen auf ihre bereits in der Planungsphase festgelegte Verwendung zugeschnitten.

Anmerkung: Ehemals hieß es in den IVS 2 zu Bewertungen die zum sog. „Non-Market Value“ führen, dass hierzu insbesondere auch Specialised-, Special-Purpose- oder Specially-Designed Properties zählen, da diese Objekte nicht im gewöhnlichen Geschäftsverkehr gehandelt werden. Nunmehr in den IVS (2017) findet sich in IVS 300 § 70 der Hinweis auf „specialised or special-use facilities“ die ggf. mit dem Sachwertverfahren bewertet werden sollten.

Hierzu gem. TEGoVA 2016 im Detail: „In contrast, for highly specialised properties, such as an oil refinery or a chemical or steel works, the type of property is so specialised that there is generally no market, capital or rental, so the cost approach is usually adopted for many valuation purposes.“ Dann ist das Sachwertverfahren anzuwenden (gem. TEGoVA 2016, 6.4.1.1. Cost Approach). Ebenso IVS 2017 in IVS 400 § 70.3. „It may be used as the primary approach when there is either no evidence of transaction prices for similar property or no identifiable actual or notional income stream that would accrue to the owner of the relevant interest.“
