Thank you, and welcome to this training. I am Adam Gower, and in this training you are going to be discovering the brand new world of real estate investing in crowdfunded syndications. It’s absolutely fascinating.

You’re going to learn how to invest in the best real estate deals in America while– and I’m not kidding– while letting someone else do all the work. You’re going to find out where to go to find all the deals while, remarkably, eliminating all the competition. I used to be very competitive. Now it is a lot less competitive to find great deals to invest in.

First of all, let me introduce myself, if I may. I am the host and founder of the Real Estate Crowdfunding Show– Syndication in the Digital Age. It is a podcast. It’s on series 3 right now.

I am the creator of the only online crowdfunded real estate investing course specifically for investors that was perfected, actually, at university level. In fact, it’s the only one that is fully accredited. You can’t get full accreditation unless you go to university to study it, but you can get direct access for the course.

I am the author of a book called Leaders of the Crowd, actually. If you could go to LeadersoftheCrowd.com to find out more about that. Published by Palgrave MacMillan in 2018, it covers the very background of real estate crowdfunding. Actually, I spoke to people in the White House, in Congress, to lobbyists, to some of the first movers in the industry in order to write that book.

I have taught real estate investment and finance at university, as you know. I have a PhD in mitigating risk. I am very, very risk averse.

My real estate background actually goes back to the early 1980s. I know I don’t look old enough. Hate to have gone back that far, but I really did. And I have over 1 billion and a half of transactional experience, actually.

Plus, sounds a little over the top, but I really did earn a reputation for having saved a bank during the 2008-2009 downturn. I am a very, very conservative investor. I strongly believe, and I recommend to anybody who is interested in real estate investing, that you read between the lines of anything that you are looking at. All right? It’s a great opportunity, but it’s also very high risk.

Put another way, definitions of the core concepts in real estate investing are very easy to find. Just run a Google search. But determining what the real meaning is right between the lines, that requires decades of experience. That’s exactly what you get from me.

OK, so here’s what you’re going to be learning today– first of all, a brand new way to invest in real estate, why you have never before been able to invest in the best real estate deals in America and how you can now, what are the some of the best websites to go to to find the best deals, and I’m going to show you how to avoid competition in real estate.

Now, why this is important to you now is because most of the methods for investing in real estate that you’ve heard about before are, or a lot of them are, recipes for disaster. Right? If you think you’re going to get rich quick, that’s a big mistake. There’s no such thing in real estate.

So if you have been looking for a way to invest but have been unable to find anything that makes sense; if you’ve found something, actually, that you like to invest in, but you don’t have enough money to buy it; or if your investment portfolio is currently dependent on stocks and bonds and you want to do some diversification; or you can’t buy a house or a home because the down payments are too big or credit restrictions, et cetera, et cetera, and you have to rent but you want to invest in real estate, then real estate crowdfunding, which is the focus entirely of this training that you’re in right now, could well be entirely for you.

Now, to be clear, as I mentioned before, real estate crowdfunding has got nothing at all to do with getting rich quick. All right? It’s nothing to do with Kickstarter or Indiegogo. You might have heard of those. It’s not about being a last resort for real estate financing options for developers.

What real estate crowdfunding is is that it is authorized by federal regulations and an act of Congress, actually. In some cases, when you go to some of the websites that out I’ll talk to you about later, they’re actually backed by some of the largest venture capital firms in the world, and it is used by some of the top real estate developers in the world. And real estate crowdfunding is very much a viable option, increasingly a viable option, that complements stocks, and bonds, or other savings instruments.

Now, just to be clear, I am not selling real estate. That’s not what I do, not these days anyway. And this training is– like I said, it’s not about getting rich quick or buying real estate with no money down. It’s not about buying notes or foreclosures, although I do like buying notes, and that may be something that, if you stay tuned in, I’ll teach you about or show you about at some later stage, but not for this particular training today.

I’m not going to show you about investing in tax liens, or finding probate deals, or how to fix and flips. That’s nothing– it’s all really to do with anything that I teach, nothing to do with this training today. It will not get you qualified to sell real estate by any state licensing board today, and it’s really– everything that you’re going to learn today is strictly for serious, diligent investors who are looking for a well-conceived, risk-adjusted way of investing in real estate.

Now, some ground rules, just to be clear. I don’t give accounting advice. I don’t give legal advice, no investment advice. I don’t recommend that you invest in any deal in particular or with any sponsor in particular. In fact, I don’t recommend, or even extend to recommending, that you invest in real estate. All right?

That’s my big CYA. Real estate is inherently high risk. You must hire professional advisors– accountants, lawyers, and wealth managers, RIAs– to advise you when you make and invest. All right?
