Abstract
As described in chapter 1, a prospective purchaser commissioning a building survey normally requires detailed advice on the structural condition of the property and an estimate of the cost of essential repairs as these will affect the price which he is prepared to pay for the property. In order to give maximum assistance to his client, in what will often be an important and difficult decision for him to make, the surveyor should provide a reasoned explanation of ail defects and their probable consequences and also distinguish between serious defects and those of lesser consequence.
